Frederick, MD, January 3rd-Summit Pet Product Distributors has leased 22,400 square feet of distribution space at 4600 Wedgewood Bouelvard in Frederick, MD, part of the 377,700 square foot high bay warehouse facility known as Wedgewood II.

Frederick, MD, November 9th- The Frederick County Business Development Advisory Council (BDAC) and the Office of Economic Development (OED) held their Annual Business Reception at Martins Walkersville.
Over 200 Frederick County business representatives, elected officials and partner organizations attended this year’s event. A brief awards ceremony was held to honor three Frederick County businesses and recognize a Frederick Innovative Technology Center (FITCI) graduate.

AMRL and CCRL Relocating 34,413 Square Feet to Frederick
New 15 year lease at 4441 Buckeystown Pike signed with Matan Companies
Frederick, MD, March 30th - The American Association of State Highway Transportation Officials (AASHTO) and ASTM International (formerly known as the American Society of Testing and Materials) have signed a new lease for 34,413 sf of warehouse/office/lab space in Frederick, Md. After approximately 80 years on the NIST campus in Gaithersburg, Md., the new facility in Frederick will be home to the offices, materials testing laboratories and proficiency sample programs of AMRL and CCRL.
It is estimated that the new facility will bring approximately 70 jobs to the area. The Lease was executed on March 4th and the Tenant is anticipated to occupy by October 1st, after the completion of the shell and tenant improvements.
“We’ve had a great relationship with NIST, but this is a great opportunity for AMRL and CCRL which allows us to bring all our operations under one roof for the first time in many years,” said Steven Lenker, director of the Construction Materials Reference Laboratories. “We are happy to work together with Matan to lease what will be a great building and location for us, as CCRL and AMRL begin a new era in Frederick.”
As part of the Landlord’s work, the exterior of building will be completely renovated to give the facility a brand new, modern look. The interior improvement will be a combination of office and testing laboratories.
JP Matan, director of leasing for the Matan Companies, represented the building owner and Dave Palank with CBRE represented the Tenant. “We are very pleased that AMRL and CCRL have made the decision to make Frederick their home for the next 15 plus years. U.S. Silica Relocates Headquarters to Riverside Five in Frederick
Frederick, MD, January 27th - U.S. Silica has officially opened its relocated headquarters at the Riverside Five building, located off Monocacy Boulevard in Frederick. Frederick's mayor, city officials, and Rep. Roscoe Bartlett welcomed U.S. Silica to Frederick County on Thursday afternoon. "It is pure silica from quartz," Ulizio said. "It is used in making glass and interior latex paint, a lot of things people don't appreciate or think about being made from sand." Matan Companies and Morgan-Keller Inc. Host Tilt Up Party for the National Cancer Institutes New Research Facility At Riverside Research Park
Frederick, MD, March 19th - Matan Companies and Morgan-Keller, Inc. hosted a “tilt-up” party celebrating the construction progress for the National Cancer Institute’s 332,000-SF Advanced Technology Research Facility at Riverside Research Park in Frederick, MD. The goal of this state-of-the-art laboratory facility, slated for delivery in early 2012, is to enable scientists to more rapidly develop a new generation of highly targeted treatments for cancer patients.
“Tilt-up concrete construction is a proven method for building office buildings, retail centers, warehouses, and laboratories with speed, safety, and construction cost benefits,” said Karl Morris, Director of Development for Matan Companies. “In a tilt-up construction project, the building's walls are poured directly at the jobsite in large slabs of concrete called "tilt-up panels" or "tilt wall panels". These panels are then raised into position around the building's perimeter, forming the exterior walls.” Tilt-up construction allows general contractors to build a wide range of commercial buildings more quickly and with lower construction costs than what is typical for traditional masonry construction projects.
Morgan-Keller, Inc. (M-K) is constructing the core and shell of the National Cancer Institute building. Site work and construction of the core and shell will take approximately 16 months to complete. This project is comprised of five individual tilt-up concrete structures, connected via an atrium. Morgan-Keller, Inc. is one of Maryland’s largest and most respected commercial builders, with offices in Frederick and Columbia. Now in its 54th year of operation, M-K’s resume of recently completed projects include office buildings, retail centers, hotels, healthcare/biomedical, and several senior living facilities.

MATAN Companies Teams with Federal Capital Partners to Finance the National Cancer Institute at Riverside Research Park in Frederick, Maryland
Frederick, MD and Washington, D.C., October 2nd -The Matan Companies has teamed up with Federal Capital Partners (FCP) to complete the financing for the development of the National Cancer Institute’s 330,000 SF Advanced Technology Research Facility (ATRF) at Riverside Research Park in Frederick, Maryland. The state-of-the art 200-million-dollar office and laboratory facility will commence construction immediately and is slated for delivery in mid 2011. As part of the larger 177-acre Riverside Research Park, the National Cancer Institute’s 62-acre campus will have expansion capacity for another 570,000 square feet, reserved for life-science and advanced technology partner organizations. “This site will be the center of an intensive new effort to bring together government, industry, academic, and nonprofit partners, working side-by-side, utilizing technological resources second to none, to more rapidly translate our latest genetic and molecular discoveries about cancer into effective new treatments that benefit patients,” said John E. Niederhuber, M.D., director of the National Cancer Institute. With SAIC-Frederick, Inc. as its prime contractor, the new facility will be the only Federally-Funded Research and Development Center (FFRDC) in the country focused exclusively on biomedical research and development, with concerted technology and R&D partnership efforts toward reducing the burden of cancer.
Matan and FCP partnered to secure the 52-million-dollar construction financing from Wells Fargo Bank and US Bank. “Today’s financing environment demands creative approaches to bring large, high-profile projects like this to the market. The ATRF is one of the largest private biotech developments in the country to secure construction financing, and it is a credit to everyone involved,” stated Mark Matan, Principal of the Matan Companies. Clemson Corner set for Development off Route 26 and 15 in Frederick, Md.

Frederick Breaks Ground on Monocacy Boulevard Connection
Frederick, MD, July 24th - Frederick drivers are one step closer to driving on Monocacy Blvd, from East Street to Riverside Research Park. The City broke ground on the much anticipated center section of Monocacy Blvd at Hughes Ford Road and held a well attended ribbon-cutting ceremony on Friday July 24th. The connection of this crucial section of the existing Monocacy Blvd with Gas House Pike and onto Shifferstadt Blvd will allow easier access for many existing businesses on the east side of the City. The center section will complete the connection that stretches from Route 15 to East Patrick Street thus creating a corridor around the downtown area. This will provide Matan’s Riverside Five, Wells Fargo Regional Mortgage Headquarter and Riverside Research Park with direct access to I-70 and I-270 via Monocacy Boulevard.
Mayor Holtzinger stated, "The importance of this section is to complete a critical link of this road to relieve traffic congestion around the east side of the City of Frederick and to improve access to I-70 and I -270 to employment/limited industrial/general commercial zoned land in the City of Frederick."
He was complimentary of the current Board of Aldermen for their support of this project as well as former Mayor Jim Grimes, whose initial vision started the process. Construction of the center section of Monocacy Boulevard is expected to be completed in approximately 18 months. Mass grading will commence this summer and development of the utilities and bridge over Carroll Creek is anticipated to take place in the Fall of 2009.

Lt. Gov. Visits BRAC Zone in Frederick
Frederick, MD, November 11th - Frederick is one of five jurisdictions that applied for a revitalization zone. Other areas include Laurel, the area near Andrews Air Force Base in Prince George's County, a portion of Baltimore City and Odenton near Fort Meade.
Brown said all five proposed zones potentially could be approved. The awardees will be notified by Dec. 15.
Officials predict that BRAC would bring 60,000 new jobs and 28,000 new households to Maryland.
Expansion of Fort Detrick and the National Cancer Institute could bring more than 1,000 jobs to the area, officials have said.

Riverside Five is a 126,151-SF, four-story, tilt-up concrete Class-A office building, situated on 10 acres along the banks of the Monocacy River.
This state-of-the-art office facility, set for delivery in November of 2008, will be the greenest Class-A office building in Frederick. Utilizing the U.S. Green Building Council (USGBC)'s guidelines, Riverside Five's development and construction will yield a more energy-efficient building, reducing operating cost and helping to minimize its environmental footprint.

Matan Companies Tilts Class-A Spec in Frederick
Frederick, MD, March 27th - Frederick, Maryland-based developer Matan Companies hosted a "Tilt Up Party" for their latest project along the Route 26 corridor. The tilting of concrete panels for Riverside Five, a four-story, 126,000-square-foot office building located at 8490 Progress Drive, as witnessed by roughly 150 guests.
The rainy day gave way to a few solid hours of pleasant sunshine, which afforded guests an opportunity to witness a 250-ton crane lift and assemble panels weighing as much as 54 tons and standing 61 feet tall. General contractor Morgan Keller broke ground on the DVA Architects design in November of 2007 and is scheduled to deliver the property in November of 2008.
"We were excited about the turnout and the level of interest in Riverside Five. Watching a four-story tilt-up process is a fairly impressive sight, and I think everyone took home a greater appreciation for the engineering and technology that allows for a building's walls to go up right before your eyes," said Matan Director of Development Karl Morris.
"This building is unique on many levels. The four-story tilt design is the first of its kind in Frederick, and it will raise the bar for Class-A office space in this market," commented JP Matan, director of Leasing for Matan. "It is also the only Class-A office building currently under construction in this market. Its location and design will have great appeal to those large corporate tenants looking for space in Frederick."
Riverside Five is located adjacent to another Matan Project, the 177-acre Riverside Research Park. The research park is currently under construction, and its first tenant is scheduled to occupy in May. The research park has been very well-received by the growing number of tenants needing to locate within close proximity to Fort Detrick.
The construction of Riverside Five is the second project that Matan is delivering to the Riverside Corporate Park landscape. In 2007, Matan completed a 310,000-square-foot three-story office build-to-suit for Wells Fargo Home Mortgage, which serves as the Mid-Atlantic Regional Headquarters. The WFHM Headquarters building represented the largest commercial transaction in Maryland in 2007.

Matan Purchases 180,000 Square Feet of Warehouse Space
Frederick, MD, April 7th - Matan Companies. has purchased 2421 Monocacy Blvd. for $15.6 million.
Last known as Frederick Trading Co., the building has 180,000 square feet of warehouse space.
It was purchased from Ruppert Properties, which bought the building in 2001 for $7.3 million. Full Story
