Development at the Riverside Corporate Park continues with a
126,000-square-foot office building.
Matan Companies, a Frederick-based developer, said the building on Riverside
Five is scheduled for completion in November.
Matan officials would not disclose the cost of the building, which is being
constructed by Morgan-Keller of Frederick using tilt-up concrete techniques. The
building was designed by Donnally Vujic Associates of Gaithersburg. Structural
engineering was by LJB Engineers of Dayton, Ohio, and civil engineering by
Harris Smariga & Associates of Frederick.
The new office building will be near the 298,000-square-foot Wells Fargo Home
Mortgage Mid-Atlantic Region Headquarters, also a Matan Companies property.
“If we want to compete for tenants from down the road who are looking for
true Class A office space, we need to deliver a building with first class
finishes,” said Karl Morris, director of development for Matan.
“We are very bullish on the Route 26 corridor,” said J.P. Matan, director of
leasing for Matan, “and so are some major tenants, as evidenced by Wells Fargo’s
relocation here. The area has an abundance of amenities, excellent access to
Fort Detrick, and upgrades to nearby infrastructure will make it even more
accessible to downtown Frederick and major highways.”
Adjacent to Riverside Five, is another Matan project, Riverside Research
Park, a 177-acre research park targeting the growing biotech community and in
particular those users with critical adjacencies to Fort Detrick. Riverside
Research Park is currently under construction with its first tenant, a 50,000-
square-foot building for Vavarium, scheduled to open this spring.
